BPTP, I’ve Been Awaiting Delivery of My ‘Park 81’ Flat Since 2013

The under-construction flats have been lying unattended from the last 7 years, but BPTP is starting a new project.

We are a group of homebuyers who have booked floors in BPTPs ‘Park-81’ located in Sector 81, Faridabad.

In 2009-10, at the time of booking, we were assured, as per the agreement, that the project will be completed within 24 months, with 6 months grace period and would be delivered latest by mid-2013. However, only half of the units sold were delivered then and many buyers are still awaiting possession despite paying 90 percent of the purchase price.

The project is delayed by 7 years now but still there is hardly any construction activity going on at the site.

“The condition of the building is getting worse day by day even before delivery or possession. We all have invested our hard-earned money in these flats, but nobody is paying any attention.”
Gaurav, Homebuyer

The ‘under-construction’ units are lying unattended for the last 6 or 7 years, thereby badly exposing the structure and making it weak as the days go by.

This is the situation of our investment despite paying hefty sums to the builder as well as to the banks from whom we have taken loans.

“It’s been 10 years, we’ve paid Rs 40-45 lakh. We made the final payment as well, but still haven’t gotten our house.”
Anshuman Buhunia, Homebuyer

All of people’s life savings and hard-earned money is lost.

“I invested my father’s pension amount and whatever else he had made in his job. Now it is 2019, we are also paying interest on the bank loan and even paying rent at the society we are living in.”

There are several people like me whose money is stuck in this project. BPTP says it is short on funds, but it is investing money in other projects while duping new customers, so that like us, they also end up on the streets.

There is a new project being launched by them in the same sector, but when it comes to those of us still awaiting possession for the old one, it seems that BPTP is just not bothered.

Even after several follow-up meetings, emails, and phone calls with BPTP on the project schedule, the builder only gives us false promises and fails to keep to them, time and time again.

Tired, we staged a protest on 29 September against their laxity, but no one is listening to our pleas.

Even the flat owners who have received possession are facing maintenance and other issues like no parking, no play area, no club, etc. As Anshuman Buhunia, a fellow homebuyer, says,

“The central government advertises housing for all, but we have been waiting 10 years and no one is listening.”

BPTP’s Response to The Quint

My Report spoke to Rohit Mohan, VP of Marketing and Customer Service at BPTP regarding the status of the housing project.

“Project ‘Park 81’ is under advanced stages of completion. Barring a few units, due to extraneous reasons out of control of the company, all the other units are complete with occupancy certificates to families residing. Any compensation for delayed delivery shall be given in terms of the buyer’s agreement duly executed with affected customers.”

He further added that BPTP aims to deliver the houses left by the end of 2019.

“We would also like to mention that we have already delivered over 17,885 units till date and in the past 2 years itself we have delivered over 7,000 units. We are confident that by the end of this year we would deliver a large portion of the balance units left as well.”
